Available in PDF, EPUB and Kindle. Book excerpt: 'The real estate economy of Hong Kong is one of the most dynamic and sophisticated in the world, and has contributed greatly to the spectacular development of this vibrant city. More importantly, at a time of rapid globalization of the world economy, it is possibly the best model of the behaviour of an advanced real estate industry operating in an open economy. Hong Kong is thereforeof interest to analysts and policymakers everywhere, not least because of Hong Kong's political reintegration with China in 1997. With this in mind, the authors have managed to capture the key economic features of the private residential real estate market in Hong Kong in this compact volume. They have identified and highlighted critical institutions that contribute to the success and economic factors which shape the dynamics of all sectors of the real estate industry in Hong Kong. This book is essential reading for market analysts, policymakers, students and international readers with an interest in comparative analysis of real estate markets and institutions.' Available in PDF, EPUB and Kindle. Book excerpt: Real estate is typically classified as an alternative to more traditional investments such as stocks and bonds. Real estate investing involves the purchase, ownership, management, rental, or sale of real estate for profit. Real estate investments can be both income producing and non-income producing. Although real estate can produce income like a bond and appreciate like a stock, this tangible asset has several unique characteristics as well as advantages and disadvantages relative to other investment alternatives. Benefits of including real estate in a portfolio include diversification, yield enhancement, risk reduction, tax management, and inflation hedging. Unlike traditional investments, investors in real estate have the ability to influence performance. Real estate has drawbacks in that it requires management, is costly and difficult to buy, sell, and operate, and sometimes has lower liquidity. Additionally, measuring the relative performance of real estate can be challenging. The purpose of this 14-chapter book is to provide an overview and synthesis of public real estate markets and investments in a global context. The book discusses the major types and the latest trends within public real estate markets and presents the results of research studies in a straightforward manner. It has three sections: (1) foundations of public real estate, (2) public debt markets and investments, and (3) public equity markets and investments. The book should be interest to various groups including academics, practitioners, investors, and students. Readers should gain a greater appreciation of what is needed for success when investing in public real estate markets. Book excerpt: China, officially the People's Republic of China, includes Mainland China and two special administrative regions, Hong Kong and Macao. The political, legal and economic systems of Mainland China are different from those of the special administrative regions. The development stage of responsible investment (RI) in Hong Kong is more advanced than that in Mainland China, while RI in Macau is still under-developed and has rarely been discussed. Therefore, this chapter uses data from Mainland China to avoid ambiguity and maintain clarity.RI in China differs from the conventional definition that incorporates financial objectives with additional considerations of environmental, social and corporate governance (ESG) criteria into the investment process. In the Chinese context, RI signifies the adoption of four selection criteria - economic indicators, ethics, sustainability and legal issues; hence these criteria represent preferences towards government policy, tax and legal requirements in portfolio selection. RI mutual funds in China can be ESG inclusive, fully integrating ESG criteria into investment, or ESG themed, such as environmentally-friendly funds, low-carbon funds and sustainable investment funds. Besides RI mutual funds, institutional and individual investors can also invest in ESG-themed pension funds, life and property insurance, renewable energies, green projects, etc. Compared with RI mutual funds, RI applied to other asset classes, such as venture capital, hedge fund and private equity, are relatively insignificant. This chapter seeks to provide an overview of RI in China. It begins with a statistical overview of China's social and economic background in order to provide some thoughts on the driving forces of RI. It is followed by reporting the historical progress and state of the RI market in China and showing the rapid growth of the RI mutual funds industry. It then discusses the practices of RI institutions, aiming to provide a deeper understanding of support and engagement activities in China. It further briefly discusses the most urgent ESG risks, the most risk-exposed industries and the most controversial companies in China. In the end, it provides suggestions to promote the development of RI from both policy and investment perspectives.

Book excerpt: This book scrutinizes the role of Hong Kong in the expansive, and contested, vision of China’s Belt and Road Initiative (BRI). In two main parts, it first discusses the defining features of the BRI and the evolving expectations of the role of Hong Kong in the BRI from the perspectives of policy makers and the professional sectors of accountancy-finance and the law. The second part contemplates the potential opportunities for Hong Kong from the perspectives of recipient countries-Sri Lanka, Vietnam, Cambodia and Myanmar. Utilizing an action research approach and engaging the views of a broad spectrum of actors, the authors observe the critical role of agency and innovations in a context of institutional contradictions, the impact of BRI governance structure for the deficits in international participation, gaps between grand state visions and commercial interests, and the salience of effective communication in navigating complex policy initiatives. Taking these together unpacks the complex processes shaping Hong Kong’s participation and role in the BRI. This book will appeal to students and researchers interested in the BRI and Hong Kong, in the contexts of institutional contradictions, agency innovations, and political dynamics, as well as sustainable development.
