This book was released on 2002-09-01 with total page 318 pages. Available in PDF, EPUB and Kindle. Book excerpt: Although initial construction costs are high, the cost of operation and maintenance over a facilities life-cycle is significantly higher. A common challenge for facility maintenance professionals is balancing the cost of facility Maintenance and Repair (M&R) with the benefits derived from those facilities. This thesis documents how a selection of companies implemented that balance by determining their facilities requirements based on their chosen facility condition level and how they then allocated funds. The research effort consisted of interviews with facility maintenance professionals at each company selected. The data was then used to perform a multiple case study analysis and comparison with the methods currently used by the USAF. Results indicate that companies that methodically identified their requirements and used those requirements as the basis for allocating funds to meet those requirements incurred the least impact from facility problems on their daily operations. In comparison, companies that allocated funds based on methods other than M&R requirements typically under-funded those requirements, resulting in facilities that did not meet their needs, required work around conditions, and increased their cost of doing business. Finally, the data suggests that a commitment to facility maintenance does not impede a company s ability to compete within their market.

Book excerpt: In today's competitive marketplace, the flow of goods and services to customers must not be hindered by obstacles such as maintenance downtime. To stay on top, managers must implement strategies that keep operations performing at high levels. Uptime, 2nd Edition, is an updated and expanded version of the invaluable first edition and provides current insight into successful strategies for managers, maintenance, and non-maintenance professionals alike. Updates from the first edition include current trends in technology, reliability maintenance improvements, and the challenges of finding qualified maintenance personnel due to an aging labor force. In addition, it gives a thorough review of what it takes to achieve excellence in maintenance - a key business process in any capital intensive industry. It treats this technical topic in a way that is easy to understand and links a variety of seemingly disparate and competing concepts into a single simple strategy. This new edition: Contains a single simple strategy depicted by a pyramid containing 10 components for world class maintenance, arrayed in a logical order. Draws on the expertise and observation of the authors as maintenance management consultants. Includes a number of updates to the original first edition, particularly in its discussion of computerized systems and support tools. Readers of this book will see many new examples that are more current and relevant to today's business environment.

Book excerpt: New, global and extended markets are forcing companies to process and manage increasingly differentiated products with shorter life cycles, low volumes and reduced customer delivery times. In today’s global marketplace production systems need to be able to deliver products on time, maintain market credibility and introduce new products and services faster than competitors. As a result, a new production paradigm of a production system has been developed and a supporting management decision-making approach simultaneously incorporating design, management, and control of the production system is necessary so that this challenge can be effectively and efficiency met. "Maintenance Engineering and its Applications in Production Systems" meets this need by introducing an original and integrated idea of maintenance: maintenance for productivity. The volume starts with the introduction and discussion of a new conceptual framework based on productivity, quality, and safety supported by maintenance. Subsequent chapters illustrate the most relevant models and methods to plan, organise, implement and control the whole maintenance process (reliability evaluation models and prediction, maintenance strategies and policies, spare parts management, computer maintenance management software – CMMS, and total productive maintenance – TPM, etc.). Several examples of problems supported by solutions, and real applications to help and test the reader’s comprehension are included. "Maintenance Engineering and its Applications in Production Systems" will certainly be valuable to engineering students, doctoral and post-doctoral students and also to maintenance practitioners, as well as managers of industrial and service companies.
