Mediante el análisis de dichas empresas constructoras se extrae la evolución global 2007-2009, 2009-2012 y la tendencia en 2015.

Book excerpt: [CASTELLÀ] A principios de 2007 empezaron a surgir los primeros síntomas, a nivel bancario e inmobiliario, de la, por aquel entonces, futura crisis financiera estadounidense, resultado de los negocios con las hipotecas subprime. A lo largo del año 2007, entidades bancarias hipotecarias fueron entrando en suspensión de pagos. En agosto el problema se trasladó al sistema bancario de los países desarrollados, en especial a la zona euro, que en septiembre empezó a sufrir sus efectos. Esta crisis ha afectado a España de forma especial. En el caso español, a la crisis de carácter mundial se le han sumado una serie de factores que la han multiplicado. Se trata de la subida del tipo de interés, la subida del precio de la energía junto con el de las materias primas y alimentos y, la explosión de la burbuja inmobiliaria. Esta crisis ha afectado en gran medida al sector de la construcción. El sector de la construcción es una de las claves para la evolución y el desarrollo, ya que se trata de una actividad repartida por todo el país y que a su vez cubre una de las necesidades básicas de las personas, la vivienda. Desde la década de los 90 y motivada por la expansión de la burbuja inmobiliaria, la construcción ha sido el sector más dinámico de la economía, propiciando el crecimiento del PIB. A su vez, presenta una gran capacidad para influir de forma directa e indirecta en las oscilaciones económicas del país, amplificando la onda. Si a esta capacidad se le suma la gran ciclicidad del sector, se puede concluir que en época de expansión económica es el sector más importante de la economía, pero que con la llegada de una crisis pasa a ser el sector más afectado, con caídas más pronunciadas que el resto de actividades. Este comportamiento ha provocado que las empresas constructoras hayan ido adoptando a lo largo de los años estrategias empresariales, con el objetivo de mantener sus actividades a pesar de dichos ciclos. Las estrategias más relevantes son la diversificación y la internacionalización de las actividades de construcción. La diversificación permite incrementar las fuentes de ingresos, sin depender íntegramente del mercado constructivo. Por otro lado, la internacionalización de las actividades constructivas facilita la entrada en otros mercados, ampliando el mismo y, en época de crisis, centrar las actividades en lugares que sean ajenos a la crisis nacional. Cabe destacar que de la estructura empresarial que sigue el sector construcción, una forma piramidal, el estrato más representativo son las pequeñas empresas. Éstas no pueden permitirse seguir dichas estrategias por lo que en época de crisis son las más afectadas. Sin embargo, los grandes grupos constructores españoles las han ido consolidando con los años y, actualmente las han potenciado, con tal de mantener sus ventas lo más estables posibles y superar el ciclo que se vive desde hace unos años. Se ha querido concretar con el ejemplo de las grandes constructoras españolas (ACS, FCC, Ferrovial, Acciona, Sacyr Vallehermoso y OHL) la trayectoria del sector entre los años 2005 y 2011. Una recopilación y posterior análisis de cifras de estas seis constructoras ha permitido observar el comportamiento de dichas empresas frente a la crisis y las distintas estrategias seguidas. Con este análisis se pretende consolidar los conocimientos estudiados a lo largo de esta tesina con seis claros ejemplos basados en los seis grandes grupos constructores españoles.
