La Administración de la Calidad Total es una herramienta de "Lean Construction" (construcción sin pérdidas). que es una gestión de producción en la Industria de la construcción, es decir, en donde cada proyecto es un sistema de producción y cuyo objetivo es el evitar cualquier tipo de pérdida o desperdicio.

Esta herramienta está basada en la teoría de algunos modelos de aseguramiento de la calidad tales como las 5ś, la reingeniería y seis sigma; también se basó en la teoría de procesos de diseño, la cual explica a grandes rasgos como crear un producto final, desd la concepción de las primeras ideas, pasando por todo su diseño hasta que se le entrega el producto final al cliente. Esta herramienta fue creada para aplicarse en la etapa de diseño la cual, como se mencionó anteriormente se utilizó para controlar la calidad y medir la calidad en las etapas de documentación base, preliminares, planeación y control, planos y control de costos. Se consiguieron dos proyectos de vivienda en los cuales se aplicó esta herramienta; una de las empresas radica en la ciudad de Hermosillo, la cual se dedida principalmente al diseño arquitectónico, diseño de interiores y construcción, la otra empresa radica en la ciudad de Monterrey y se dedica principalmente a la construcción de paquetes de vivienda. Basándose en los resultados obtenidos, podemos decir que existieron factores internos y externos que ocasionaron problemas en la empresa de Hermosillo durante la construcción de la vivienda; en la empresa de Monterrey los resultados fueron muy favorables para la herramienta, por lo que se puede confirmar que la heramienta si funcionó.
