Book excerpt: Todo tipo de proyectos cuenta con diferentes etapas que llevan un proceso específico, y cuentan con una importancia vital para el desarrollo del proyecto. Estas etapas son: inicio, planeación, ejecución, control y cierre. Cada etapa tiene un orden específico que no puede ser cambiado ni reemplazado. En la industria de la construcción en México, sobretodo en el ramo residencial, no existe aún una completa consciencia de llevar un proceso ordenado para el proyecto. La mayoría de las veces, la etapa de planeación es reducida o reemplazada debido a la premura por comenzar a ver los resultados del proyecto, es decir, que se vea la ejecución de la obra. Este problema acarrea que existan muchos cambios en el alcance durante el proceso de la obra, lo que genera, por obviedad, cambios en el presupuesto. Es por eso que el objetivo principal de esta tesis es crear consciencia de la importancia que tiene el seguir cada uno de los pasos del proyecto. Y si no se tiene una buena base desde el principio del mismo, es seguro que el resultado no será el esperado. Para lograrlo, es necesario que exista una buena comunicación entre el cliente y el constructor, pero sobretodo, se debe hacer una extenuante definición de las necesidades y del alcance requerido por el cliente. Tal vez este proceso provoque que la etapa de ejecución se retrase un poco, pero esto puede verse como una inversión para evitar retrasos por faltas de definiciones. Esto con el fin de evitar futuros malentendidos o fallas en la especificación de lo que se está construyendo. Una herramienta que sirve para hacer un poco más sencilla la definición del alcance, es llevar una guía que nos permita tocar todos los puntos, o al menos los más críticos, en el momento de las especificaciones. Esta guía puede utilizarse en forma de cuestionario, que es el que se presenta en este trabajo, donde tanto el constructor como el cliente pueden ir definiendo y llenando cada una de las preguntas que en él se presentan. Entre mayor sea el porcentaje de puntos definidos, mayor es la probabilidad de tener un mejor éxito en el proyecto. Sin embargo, no sólo la buena definición del alcance define un buen proyecto. También se deben de reforzar las demás etapas, como es el caso de la etapa de control, donde normalmente existen cambios, que deben ser analizados y controlados para el beneficio del proyecto. Para esto, también debe existir un procedimiento específico que nos permita sólo hacer los cambios necesarios y con un control de los mismos. Para lograr mejores resultados en los proyectos de construcción residencial, es necesario cambiar la mentalidad que actualmente se tiene en general, y realizar procedimientos más específicos y controlados de cada una de las etapas del proyecto. Esto provocará mayor confianza de los clientes y mejores resultados en el futuro.
