Available in PDF, EPUB and Kindle. Book excerpt: This book discusses the role of the property market cycle in real estate valuation. Challenging traditional property valuation methods that rely on current market conditions and economic trends, this book argues for a re-evaluation of the relationship between property valuation and cycles in property markets. The book is divided into two parts. The first part gathers research on property market cycle analysis and the delicate problems dealing with property market information including the development of the real estate market index, appraisal bias, and the use of time series in plotting the market cycle. The second part proposes several possible modifications to the traditional income approach methodologies, including cyclical capitalization and the hedonic price method. Furthermore, this part also addresses the need for amendments to current s property valuation standards and institutional regulations. Written by an international cross-section of expert voices in market cycles and property valuation, the book is a comprehensive resource for any researcher or upper-level student studying economic volatility.

Book excerpt: A new framework for understanding the underpinnings of real estate property value and the role it plays in the larger economy Value in a Changing Built Environment examines the professional foundations on which the valuation exercise and the valuation profession rest. Written by noted experts in the field, the book addresses the often limited understanding of the concept of property value by explaining the intrinsic linkages between economic, environmental, social, and cultural measures and components of property value. The book offers a framework that paves the way towards a more holistic approach to property value. Value in a Changing Built Environment unwraps many of the traditional assumptions that have underpinned market participants’ decision making over the last few decades. The authors explore the concept that a blindfold application of valuation theories and approaches adopted from finance is unlikely to be able to cope with the nature of property as an economic and public good. This vital resource: Explains the criteria for making estimates of value that can be applied worldwide Offers an integrated approach to property value and the valuation processes Captures the often illusive intangibles such as environmental performance into valuation Addresses a market failure to account for wider criteria on building performance Value in a Changing Built Environment examines how real estate valuation plays a pivotal role in decision making and how can a new body of knowledge improve the practice in both business and social domains.

The economy has been in recession for three of the last five years, and unemployment is now more than 8 percent, with more people without work for longer. The shortfall in growth, coming at a time when peer economies saw GDP improve and unemployment fall, points to deeper structural problems. Exports suffered from the continued decline of the information and communications technology industry and falling demand for paper and pulp. The outlook is for a slow and fragile recovery, and weaker external demand could easily derail the upswing.

Book excerpt: With the global economy gaining some momentum, economies of Latin America and the Caribbean are recovering from a recession at the regional level in 2016. This gradual improvement can be understood as tale of two adjustments, external and fiscal, that are ongoing in response to earlier shocks. But headwinds from commodity terms-of-trade shocks and country-specific domestic factors are fading, paving the way for real GDP to grow by about 1 percent in 2017. Regional activity is expected to pick up further momentum in 2018, but at a slower pace than previously anticipated, while medium-term growth is projected to remain modest at about 2.6 percent. The outlook is shaped by key shifts in the global economic and policy landscape—where slow growth, low productivity, and high income inequality are creating pressure for a shift toward inward- looking policies in some advanced economies. Domestic fundamentals and developments, however, will continue to play a significant role in determining growth for the region. At the same time, risks to the outlook have widened in a setting of higher global uncertainty. In this challenging external context, countries should aim for completing fiscal and external adjustments to preserve or rebuild policy buffers. Charting a course toward higher, sustainable, and more equitable growth will also require strengthening structural reforms. Specifically, closing infrastructure gaps, improving the business environment, governance, and education outcomes, and encouraging female labor participation are necessary to boost medium-term growth and foster income convergence. Chapters in this report examine the ongoing external adjustment to terms-of-trade shifts, drivers of capital flows to the region, the role of the investor base, and macroeconomic impact of migration and remittances.

Book excerpt: How do the stories we tell about money shape our economies? Beginning in the late eighteenth century, as constant growth became the economic norm throughout Europe, fictional stories involving money were overwhelmingly about loss. Novel after novel tells the tale of bankruptcy and financial failure, of people losing everything and ending up in debtor's prison, of inheritances lost and daughters left orphaned and poor. In Downward Mobility, Katherine Binhammer argues that these stories of ruin are not simple tales about the losers of capitalism but narratives that help manage speculation of capital's inevitable collapse. Bringing together contemporary critical finance studies with eighteenth-century literary history, Binhammer demonstrates the centrality of the myth of downward mobility to the cultural history of capitalism—and to the emergence of the novel in Britain. Deftly weaving economic history and formal analysis, Binhammer reveals how capitalism requires the novel's complex techniques to render infinite economic growth imaginable. She also explains why the novel's signature formal developments owe their narrative dynamics to the contradictions within capital's form. Combining new archival research on the history of debt with original readings of sentimental novels, including Frances Burney's Cecilia and Camilla, Sarah Fielding's David Simple, and Oliver Goldsmith's The Vicar of Wakefield, Downward Mobility registers the value of literary narrative in interpreting the complex sequences behind financial capitalism, especially the belief in infinite growth that has led to current environmental crises. An audacious epilogue arms humanists with the argument that, in order to save the planet from unsustainable growth, we need to read more novels.
