Book excerpt: At a minimum our goal is to develop a better understanding of Japanese labor market practices and work organization and in so doing develop a more enlightened vision of American practices. We will greatly enhance our ability to achieve both these goals by arriving at a better understanding of the comparative experience of the two nations over time. We can no longer afford the delusion that what exists in the United States reflects the characteristics of industrial society in its most advanced form. Yet to follow current fashion in simply denying that the United States is the very model of a modern society, while advocating that we imitate the Japanese, is to take a course filled with its own pitfalls. Perhaps it is time we accepted the fact that the social scientist’s intense commitment to generalization cannot be allowed to obscure the fundamental observation that nations develop along their own paths, based on their own political, cultural, economic and social histories. As nations industrialize there is undoubtedly convergence in important institutional spheres, such as the expansion of education, the adoption of common technologies and determinants of labor mobility. Certainly nations can learn from one another, and indeed some nations impose their will on other nations. Yet there are also unique solutions to common problems. —From the Introduction This title is part of UC Press's Voices Revived program, which commemorates University of California Press’s mission to seek out and cultivate the brightest minds and give them voice, reach, and impact. Book excerpt: This book is novel in that it reveals significant issues of economics, management and business fields currently observed in network industries such as public utilities and transportation, and provides empirical evidence of their mechanisms and policy implications from various perspectives. This is a holistic collection of literature on public utilities economics and management, since the industries discussed include a wide range such as electricity, water supply, sewerage, transport, and postal service, which compound social infrastructure as public benefit service, and the issues examined contain not only economics topics such as cost, efficiency, and productivity, but also management topics such as governance, strategy and organizational restructuring. The book also investigates general private companies to derive future implications for policy and governance of public utilities, and covers multiple countries such as Japan, the US, and Vietnam. It demonstrates various empirical approaches and methodologies for public utility analysis through 17 chapters by experts in each field, which contributes to further cultivation of empirical studies in public utilities.

Available in PDF, EPUB and Kindle. Book excerpt: From long personal experience, research, and private conversations with international real estate investors, analysts, and marketing executives, Dr. Hines identifies succinctly and precisely the differences between investing in Japanese real estate and real estate elsewhere--the crucial differences, plus the risks and hazards that real estate professionals must know and understand. She shows that the new Japanese economic environment is having its affect on real estate there, how foreign investors are influencing the value of property and the systems to analyze it, and why the financing of real estate in Japan through loan and equity securitization is on the rise. Real estate professionals will be particularly interested in her coverage of commercial and residential property, while specialists with other interests will also get an unusual view of Japanese urban planning, land development, and tenure changes over time, information that is rarely available in English. Dr. Hines focuses on the Tokyo metropolitan area and on office buildings and shopping centers, in general but she also covers residential and industrial property investment across Japan. Readers will get a quick view of the new investment climate and aspects of economic, cultural, governmental, and environmental change in Japan. She gives a brief history of Japanese land tenure and views current land planning and control from a historical perspective. For real estate professionals there are chapters on leasing, marketing, land development, and construction, and she delineates the differences between Japanese real estate appraisal and international valuation methods and practices. Also noted is the increased use of income capitalization methods. Dr. Hines examines differences between Japanese and international real estate investment methods of analysis, particularly in light of Japanese real estate financing and taxation. She also illustrates the imputed interest charge methods of investment analysis and gives special emphasis to internationally approved discounted cash flow analysis. Finally, the book examines the trend toward real estate securitization and shows how banks and other financial institutions are reducing their real estate lending and restructuring themselves to prepare for a new era of economic reform.

Book excerpt: Is Japanese society essentially different from other modern industrialized societies, or not? This survey work with contributions from the leading scholars in this complicated field, presents a full overview of the most important aspects of Japanese society which may lead the reader to find an answer to these two often-asked questions. Japanese society, defined as those institutions shaping the life of individuals and groups, as well as being responsible for the dynamics of social development, is shown to be as modern as any other industrialized society; definitely distinct, though, are the ways in which institutions are defined and organised as a result of different social and historical roots of the process of modernization.
