Book excerpt: With origins in the late 1960s, a 'quiet revolution' in land use planning and control has taken hold across North America. First seen as a manifestation of the environmental movement, the revolution prompted governments at several levels to attempt to protect critical areas and vulnerable natural resources. Many of the most dramatic and far-reaching shifts in planning regimes have occurred in large-scale, environmentally unique or sensitive regions. It is these big places, looming large in the American and Canadian psyches, that are the focus of this edited volume. Each of the chapters reflects on the contemporary challenge of environmental and land use planning. Ten leading distinguished scholars here provide thoughtful analyses and critical insights into the processes and contexts shaping the innovative planning and policy schemes in seven regional landscapes.

Available in PDF, EPUB and Kindle. Book excerpt: Many property lines drawn in early America still survive today and continue to shape the landscape and character of the United States. Surprisingly, though, no one until now has thoroughly examined the process by which land was divided into private property and distributed to settlers from the beginning of colonization to early nationhood. In this unprecedented study, Edward T. Price covers most areas of the United States in which the initial division of land was controlled by colonial governments—the original thirteen colonies, and Maine, Vermont, Kentucky, West Virginia, Tennessee, Louisiana, and Texas. By examining different land policies and the irregular pattern of property that resulted from them, Price chronicles the many ways colonies managed land to promote settlement, develop agriculture, defend frontiers, and attract investment. His analysis reveals as much about land planning techiniques carried to America from Europe as innovations spurred by the unique circumstances of the new world. Price’s analysis draws on his thorough survey of property records from the first land plans in Virginia in 1607 to empresario grants in Texas in the 1820s. This breadth of data allows him to identify regional differences in allocating land, assess the impact of land planning by historical figures like William Penn of Pennsylvania and Lord Baltimore of Maryland, and trace changes in patterns of land division and ownership through transfers of power among Britain, the Netherlands, France, Spain, Mexico, and the Republic of Texas.

Book excerpt: What is the difference between gambling and speculation? This difficult question has posed a legal problem throughout American history. Many have argued that periodic failures by regulators to differentiate between the two have been the proximate causes of catastrophic economic downturns, including the Great Depression and the 2008 global financial crisis. In Speculation, Stuart Banner provides a sweeping history of how the fine lines separating investment, speculation, and outright gambling have shaped America from the 1790s to the present. Advocates for risky investments have long argued that risk-taking is what defines America. On the other side, critics counter that unregulated speculation results in bubbles that draw in the most ill-informed investors, creating financial chaos. The debate has been a perennial feature of American history. The Panic of 1837, the speculative boom of the roaring twenties, and the real estate bubble of the early 2000s are all emblematic of the difficulty in differentiating sober from reckless speculation. Some, chastened by the most recent crash, argue that we need to prohibit certain risky transactions, but others respond by citing the benefits of loosely governed markets and the dangers of over-regulation. Economic crises have generated deep ambivalence, yet Americans' faith in investment and the stock market has always rebounded quickly after even the most savage downturns. Speculation explores a suite of themes that sit at the heart of American history-the ability of courts and regulators to protect ordinary Americans from the ravages of capitalism; the periodic fallibility of the American economy; and the moral conundrum inherent in profiting from speculation while condemning speculators. Banner's engaging and accessible history is invaluable not only for understanding the fault lines beneath the American economy today, but American identity itself.

Available in PDF, EPUB and Kindle. Book excerpt: During the first quarter-century after its founding, the United States was swept by a wave of land speculation so unprecedented in intensity and scale that contemporaries and historians alike have dubbed it a "mania." In Speculation Nation, Michael A. Blaakman uncovers the revolutionary origins of this real-estate bonanza--a story of ambition, corruption, capitalism, and statecraft that stretched across millions of acres from Maine to the Mississippi and Georgia to the Great Lakes. Patriot leaders staked the success of their revolution on the seizure and public sale of Native American territory. Initially, they hoped that fledgling state and national governments could pay the hefty costs of the War for Independence and extend a republican society of propertied citizens by selling expropriated land directly to white farmers. But those democratic plans quickly ran aground of a series of obstacles, including an economic depression and the ability of many Native nations to repel U.S. invasion. Wily merchants, lawyers, planters, and financiers rushed into the breach. Scrambling to profit off future expansion, they lobbied governments to convey massive tracts for pennies an acre, hounded revolutionary veterans to sell their land bounties for a pittance, and marketed the rustic ideal of a yeoman's republic--the early American dream--while waiting for land values to rise. When the land business crashed in the late 1790s, scores of "land mad" speculators found themselves imprisoned for debt or declaring bankruptcy. But through their visionary schemes and corrupt machinations, U.S. speculators and statesmen had spawned a distinctive and enduring form of settler colonialism: a financialized frontier, which transformed vast swaths of contested land into abstract commodities. Speculation Nation reveals how the era of land mania made Native dispossession a founding premise of the American republic and ultimately rooted the United States' "empire of liberty" in speculative capitalism.

Available in PDF, EPUB and Kindle. Book excerpt: A bustling lumber and trading port on the shores of Lake Champlain founded by Ethan and Ira Allen in the 1780s became the city of Burlington in 1865. With a current population of almost 43,000 residents, Burlington is still Vermont's "Queen City," consistently nationally ranked for quality of life and as a great place to both raise a family and to retire. It is not just the beautiful scenery and endlessly interesting weather that makes Burlington desirable but also the amazing people and businesses of Burlington that make it unique. Burlington is the hometown of Ben & Jerry's Ice Cream; Horatio Nelson Jackson, the first man to drive an automobile across the continental United States; the Lake Champlain Chocolate Company; first lady Grace Coolidge; the Vermont Pub & Brewery, one of the nation's first brewpubs; philosopher and educator John Dewey; the world-renowned jam band Phish; a small army of accomplished and eclectic artists; and more interesting coffee and tea shops than almost any other small city in the country.
