Book excerpt: The importance of the built environment in tackling current energy and sustainability challenges is widely recognized. There is significant value in retrofitting existing buildings. Owners, project managers, designers, and contractors now actively seek opportunities to upgrade the energy performance of standing buildings. These prospects lie in the retrofit process, within which many collaborative decisions take place at critical stages. The procedure is currently inefficient, with decision makers unaware early in the process of the ultimate implications of their actions on the energy-efficiency outcomes of the building they are creating. Thus, there is substantial room for a decision support system (DSS) that can guide facility owners and project managers in undertaking advanced energy retrofits of existing buildings by considering effects of decisions on energy performance. Approaches that support decision-making prediction in energy performance include checklists, databases, and forward and inverse modeling. We know that integrated system upgrades result in more significant energy reduction rates than do standard approaches. Because all team members do not inform these synergies early in the process, however, energy-efficient decisions do not occur. In a typical energy-efficient retrofit design, decisions are entered into simulations without collaboration to document them and predict the design's energy performance. Such late evaluations cannot go beyond the projection of energy performance that is already selected for the design. Thus, there is a need for a decision-support system that stimulates both the collaborative design process and early decision-making on system performance information.The research methodology consisted of a literature review on critical design activities and energy conservation measures (ECM) as the first stage, followed by interview design and testing the need statement with experts. Then we collected decision variables through involvement in case-study meetings and interviews with project participants. For the process delineation, we mapped three "as is" process models to cross-case with recommendations from the literature, and delivered a "to be" process model. The refined "to be" process model we offer is also fed by the ECM measure that is tracked in case studies, project participant interviews, and project documents. To inform the design team lead by PMs, a simplified comparative energy-consumption prediction methodology is developed. Consequently, this research creates a project management DSS to manage the deep-retrofit process during collaboration meetings and design charrettes. It aims to improve the integrated design process by providing a just-in-time relative energy analysis compared to a standard baseline. This energy-efficiency prediction methodology is scalable to other project values such as IEQ or cost. The knowledge we add to the field combines process with critical ECM performance measures. The opportunity to have a comparative energy analysis of decisions early in the design process will also improve system option opportunities and present the ability to change them.

Buildings constructed more than 10 years ago account for a major share of energy used by the building stock. However, the funding and “know-how” (applied knowledge) available for owner-directed energy retrofit projects has not kept pace with new requirements. With typical retrofit projects, reduction of energy use varies between 10 and 20%, while actual executed renovation projects show that energy use reduction can exceed 50%, and can cost-effectively achieve the Passive House standard or even approach net zero-energy status (EBC Annex 61 2017a, Hermelink and Müller 2010; NBI 2014; RICS 2013; Shonder and Nasseri 2015; Miller and Higgins 2015; Emmerich et al. 2011). Building energy efficiency (EE) ranks first in approaches with resource efficiency potential with a total resource benefit of approximately $700 billion until 2030. EE is by far the cheapest way to cut CO2 emissions (McKinsey 2011, IPCC 2007). However, according to an IEA study (IEA 2014a), more than 80% of savings potential in building sector remains untapped. Thus, the share of deployed EE in the building sector is lower than in the Industry, Transport, and Energy generation sectors. Estimates for the deep renovation potentials show: €600-900bn investment potential, €1000-1300bn savings potential, 70% energy-saving potential, and 90% CO2 reduction potential.

A large proportion of the problems on construction projects emanate from the lack of appropriate mechanisms to effectively manage knowledge, changes and dependencies. Changes can alter service or product variables, and it is challenging to manage the impacts of changes and the associated dependencies. Traditional manual methods of managing changes are inefficient and do not fully engage all team members or adequately capture the rationale for changes. In energy efficient retrofits, inadequate management of changes could have negative impacts on building energy performance. In addition, knowledge is often generated as part of the change management process. Given that knowledge has become a fundamental resource for organizations and can provide organizations with competitive advantages, it is imperative that any new knowledge generated from change management is captured and disseminated.The aim of this research is to investigate the feasibility of an integrated approach to managing change and knowledge in energy efficient retrofit projects. In order to understand theoretical perspective and similar work in change and knowledge management, a detailed review of literature was conducted. The review was based on the most important aspects of knowledge management, change and dependency management, and their applications in construction. Two case studies were undertaken using individual interviews, focus group interviews and questionnaires to investigate challenges and current practices of managing changes, dependencies and knowledge in the AEC Industry.An Integrated Change and Knowledge Management (ICKM) approach was developed to address the challenges of change and knowledge management, and provide an effective mechanism for simultaneously managing changes and knowledge in energy efficient retrofit projects. The integrated approach established a systematic way to facilitate change and dependency management, capture lessons learned during change management processes, and support information exchange between different disciplines in change and knowledge management activities. To demonstrate the feasibility and potential benefits, the ICKM approach was implemented in the overall construction workflows and Building Information Modeling (BIM), and two case studies were conducted to investigate current challenges and the need for an integrated approach, and validate the feasibility of the ICKM approach.Based on the ICKM approach, a prototype system - the Integrated Change and Knowledge Management System (ICKMS) was developed to automate the ICKM process. System requirements, use cases, components and techniques were identified in the research. The prototype was developed as a Web-based system for easy access and maintenance, which is composed of two sub-systems: a change management system (CMS) to support CM processes and a knowledge management system (KMS) to support KM processes. Capri.net was adopted as the KMS in the prototype. The use of the integrated system in energy efficient retrofit projects is expected to improve the efficiency and effectiveness of simultaneously managing changes and knowledge.

To address this problem, this research is focused on the development of a process model for the construction phase of an energy retrofit building project. The process investigates construction activities at a building system level in an integrated fashion for the AER projects, which are beneficial to researchers and practitioners who are interested in studying the integrated construction process. The final process model contains key activities in the retrofit project construction process that can be implemented in the integrated approach. The model was developed and validated through literature analysis, interviews, and focus group discussions.The developed model is one phase of the Integrated Building Lifecycle Process Map (IBLPM), which is focused on the development of the activities that occur throughout the entire lifecycle process for delivering an energy retrofit project. The construction phase of the IBLPM can serve as a reference for project teams to collaboratively identify the key construction activities which are shown in a logical sequence and at a system level. Therefore, it allows people to clearly define the content of the construction process and help project team to make the right decision at the right time. In addition, the process model organizes the activities into an integrated construction framework, which will facilitate the collaboration of the various project participants.

They can reduce the overall environmental impact of existing facilities, while also providing long-term economic savings to the facility owner. The planning and design phases of an AER project play a significant role in defining the success or failure of the project. The process for delivering AER projects can be complex, and it is important to effectively design the delivery process to enable the design solution to effectively reduce energy consumption. This research focused on the development of an efficient and structured process for performing AER projects. It also identified the level of system integration and team collaboration that can occur in retrofit projects that are focused on reducing the energy consumption in existing buildings. A baseline Integrative Building Lifecycle Process Model (IBLPM) for the planning and design phases of retrofit buildings was developed by using literature on building systems and retrofit approaches. The baseline process model was then analyzed and validated using three detailed case studies. Two scales of retrofit projects were chosen for case study project. They included comprehensive and medium scale retrofits that contain scope for team collaboration and building system integration.After performing all the case studies, it was identified that the processes followed by both scales of retrofit projects is similar, although there were clear differences in the level of detail in the activities that were performed on the different scales of projects. A protocol that includes the validation outcomes and the evaluation criteria was developed and used to create the final planning and design phases of the IBLPM. The planning phase process map of the IBLPM gives a high level overview of the activities that needs to be performed by the owner and the project team members. The design phase process map of the IBLPM is more detailed and contains the activities that occur throughout the different phases of the integrative design process. The final outcome, the planning and design phases of the IBLPM, will aid project teams in the implementation of repeatable, consistent retrofit processes, along with the identification of important information exchanges that take place between the project participants. The IBLPM also identifies collaborative activities that need to be performed between a series of defined integrative workshops. This research work also aims to support the United States National BIM Standards initiative by providing an integrative process framework to define and structure different information exchange standards.

Book excerpt: Abstract: This thesis presents a framework for developing a local decision support model that helps decision makers in Egypt to select the best and optimal scenario to retrofit existing buildings factoring in a predefined budget. This model provides a method to manage budget against proposed retrofits taking energy efficiency and return on investment into consideration. The simulation model is developed using Designbuilder software which depends on different data categories collected from the building preliminary survey, retrofit decision scenario information from interviews with the operations team, energy bill readings, and the relevant building construction technical data. Twelve retrofit measures typically proposed by the Facilities and Operations team were assessed and utilized for the development of the Energy Retrofit Decision Support System (ERDSS) optimization model based on the proposed framework. Using LabVIEW software, the retrofit options are qualified, ranked and optimized according to the highest calculated savings to investments ratios where a case study has been selected from an educational institution at Cairo, Egypt. The aim of this case study is to examine the applicability of ERDSS and functionality of the simulation model in the context of the budget constraints and technical limitations. An optimum retrofit scenario was recommended by ERDSS analysis, the model prioritized the possible retrofit actions within the allocated budget and according to savings to investment ratio results for each criterion. The results show that the model delivered the expected output and provided the initially forecast plan.
