It will mainly focus on the usage of a scoring model to view and evaluate the office market from many different perspectives. In the end, one final score will represent the whole office market in Budapest in terms of its attractiveness for investments into Real Estate. In the period of low interest rates, the worldwide capital markets are flooded. To avoid that inflation lowers the value of capital, investors are forced to invest their money instead of putting it in savings books. The investment class ‘Real Estate’ became a popular alternative to investing in bonds and stocks. Especially many institutional investors e.g. banks and pension funds have entered these Real Estate markets with large amounts of capital to invest. However, the financial crisis in 2009 illustrated how risky investments in these markets can be. Therefore, investors are trying to spread their investments over different regions and markets to minimize the unsystematic risk of total loss of capital when investing in only one region or one market (e.g. currency decreases, natural catastrophes). By searching for new markets, the Eastern European countries attract many investors with promising yields. One of these markets is the office market in Budapest which is often waived but contains yields of more than 6%.

The book follows the pattern of analysis used in "Labour markets in transition", a previous monograph by the authors, and re-examines the different dimensions of flexibility, including flexible forms of employment. It studies fluctuations of labour turnover over the economic cycle. Then it review changes in the regulatory provisions, collective bargaining, labour taxation and labour market policies and their impacts on key labour market indicators for the period 1999-2003 as compared with the end of the 1990s. Through a series of national case studies, the volume examines how the countries of Croatia, Bulgaria, Hungary, Lithuania and Poland have attempted to balance labour market flexibility and security since the late 1990s. A discussion on wage flexibility is also included. The search for abetter combination of flexibility and security has been a major challenge within the European Union and it is often seen as indispensable for improving competitiveness and at the same time maintaining the European social model. This book looks into how this can be achieved through the flexicurity approach and shows how "activation" of labour market policies and social dialogue can be the keys to success.

That unemployment rates have failed to decline, even in countries experiencing good growth, is puzzling. In this paper the authors examine three interrelated questions: How has the transition from central planning to market economies affected labor market performance? How have labor market institutions and policies influenced developments? Why have regional differences in unemployment persisted? The authors take an eclectic methodological approach: construction of a new data set and a simple analytical model; econometric estimation; and case studies. They find that faster-performing countries have better unemployment records; that labor market policies have some, but not dominant, influence over labor market outcomes; that policies not typically viewed as labor market policies can nevertheless significantly affect labor markets; and that market processes cannot be relied on to eliminate regional differences in unemployment.

It links underlying causes to the capacity of governments to respond directly and to influence others. The book contains four main messages. Focusing on causes, not symptoms. The book identifies four big causal drivers: settled disadvantage, social isolation, grievance and oppositional cultures, and the volatile dynamics of global Islam. Governments can hope to influence the first two, using existing and innovative policy levers. The scope to make big changes in the latter two is severely limited. The circle of tacit support. Action by government to counter terrorism has relied too heavily on security policy measures to intercept or disrupt men of violence. This emphasis is misplaced. Though important, this fails to address the moral oxygen for violence and confrontation that exists within Muslim communities. Better focus and better levers. Ministers and officials need to think and act smart. They need to push ahead with social inclusion policies to broaden opportunity. They need to make more use of community-based strategies to isolate extremism. They need to promote civil society actions so that affected communities can take control of their own reputational future. And, they desperately need to avoid making things worse. Reputations matter. The pariah status of western Muslims has worsened by the fallout from terrorism. Few have anything good to say about western Muslims; still fewer can imagine an optimistic future. Yet earlier demonised groups, such as Jews or Asian refugees, have overcome significant hurdles, moving from pariahs to paragons. A credible willingness to tackle extremism is the most important first step to a reputational turnaround.

The EU dynamically promotes core-like employee practices, and national actors energetically attempt to implement the prescribed initiatives, yet little success has been achieved in modernising production techniques in peripheral economies. O'Hagan argues that the EU implements an unofficial development policy which it pressurises States to adopt. These initiatives amount to the frequently referred to European Social Model (ESM), which, she argues, can cause difficulty for policy makers because it is ill-defined, vague and contradictory.
