Book excerpt: The hedonic price model, derived from Lancaster's (1966) consumer theory and Rosen's theoretical (1974) model, has been used extensively in the scientific investigation of various aspects of housing markets. This paper reviews the literature on the application of the hedonic price model. Theoretical background, major empirical issues, inherent limitations, and advantages are discussed. The applicability of the model to the housing market is critically examined. Previous empirical studies of the effects of locational, structural, and neighbourhood-related housing attributes on property prices are identified and reviewed. A list of common housing attributes used in the estimation of the hedonic price models and their effects on housing prices are identified. Although the set of prices influencing characteristics is different across different markets, and the variables included in the hedonic price model are also constrained by the availability of data, this list should serve as a useful basic checklist for the application of the hedonic price model in different markets.

Book excerpt: This booklet discusses some major methodological issues relating to the construction of house price models on a macro level. There is no single method that always produces the optimal results; the choice of a particular approach, method, theory, model and technique is context-dependent. This is especially true in housing markets, where a multitude of different submarkets exist. The methodology chosen should be based on sound theory, from which the basic concepts of analysis can be derived. This booklet discusses the use of potential models, which can be constructed using a general field theory, and which act as a theoretical foundation for further analysis. If we use potential models for house price analysis we can discover additional features from the data set that other approaches would simply miss. This e-book presents a pragmatic overview of key methodological concerns with the emphasis on the use of potential models. Theoretical methodological questions are left unanswered, and are not even presented in this text, since they have little relevancy to real-world modelling questions.

Initially describing the role of econometrics modelling in real estate market research and how it has developed in recent years, the book goes on to compare and contrast the impact of various macroeconomic factors on developed and developing housing markets. Explaining the similarities and differences in the impact of financial crises on housing markets around the world, the author's econometric analysis of housing markets across the world provides a broad and nuanced perspective on the impact of both international financial markets and local macro economy on housing markets. With discussion of countries such as China, Germany, UK, US and South Africa, the lessons learned will be of interest to scholars of Real Estate economics around the world.

The chapters here present a contemporary survey of key issues in housing, from urban housing markets and sub-market modelling, to the economics of social housing, the basis for housing planning, economic analysis of neighbourhoods, and the connections between academic work and policy development. For students, researchers and practitioners in housing, urban economics and social policy, Housing Economics and Public Policy: . provides up to date and comprehensive reviews of major areas of the housing economics literature . sheds light on the economic, social and spatial processes that affect housing . includes discussion of major areas of cutting edge housing economics research and identifies continuing gaps . presents a synthesis of housing economics research on both sides of the Atlantic . assesses the impact of theory on policy and practice

Advanced network analysis techniques are employed to capture the centrality features hindered in street layout. The author explores the several effects of urban morphology via housing market over two distinct contexts: UK and China. This work will appeal to a wide readership from scholars and practitioner to policy makers within the fields of real estate analysis, urban and regional studies, urban planning, urban design and economic geography.

Rethinking Neighborhoods is about these areas of geography: what we know about how neighborhoods function, why they matter and how we chose where to live.

Available in PDF, EPUB and Kindle. Book excerpt: In hedonic housing price modeling, real estate researchers and practitioners are often not completely ignorant about the parameters to be estimated. Experience and expertise usually provide them with tacit understanding of the likely values of the true parameters. Under this scenario the subjective knowledge about the parameter value can be incorporated as non-sample information in the hedonic price model. In this paper, we consider a class of Generalized Stein Variance Double k-class (GSVKK) estimators which allows real estate practitioners to introduce potentially useful information about the parameter values in the estimation of hedonic pricing models. The GSVKK estimator is a generalization of a family of shrinkage estimators introduced by Ohtani and Wan (2002, Econometric Reviews). Data from the Hong Kong real estate market are used to investigate the estimators' performance empirically. Compared with the traditional Ordinary Lease Squares approach, the GSVKK estimators have smaller predictive mean squared errors and lead to more precise parameter estimates. Some results on the theoretical properties of the GSVKK estimators are also presented.

It is a core subject in any mathematics degree, and also one which many students find challenging. A Sequential Introduction to Real Analysis gives a fresh take on real analysis by formulating all the underlying concepts in terms of convergence of sequences. The result is a coherent, mathematically rigorous, but conceptually simple development of the standard theory of differential and integral calculus ideally suited to undergraduate students learning real analysis for the first time. This book can be used as the basis of an undergraduate real analysis course, or used as further reading material to give an alternative perspective within a conventional real analysis course.

Available in PDF, EPUB and Kindle. Book excerpt: As real estate forms a significant part of the asset portfolios of most investors and lenders, it is crucial that analysts and institutions employ sound techniques for modelling and forecasting the performance of real estate assets. Assuming no prior knowledge of econometrics, this book introduces and explains a broad range of quantitative techniques that are relevant for the analysis of real estate data. It includes numerous detailed examples, giving readers the confidence they need to estimate and interpret their own models. Throughout, the book emphasises how various statistical techniques may be used for forecasting and shows how forecasts can be evaluated. Written by a highly experienced teacher of econometrics and a senior real estate professional, both of whom are widely known for their research, Real Estate Modelling and Forecasting is the first book to provide a practical introduction to the econometric analysis of real estate for students and practitioners.
