Available in PDF, EPUB and Kindle. Book excerpt: Commissioning is coming of age. Savvy building owners have adopted commissioning as an effective way to improve the facility acquisition process. Green building initiatives have embraced commissioning as a way of assuring quality in the delivery of high-performance buildings. This long-established quality control process for building mechanical systems is emerging as a broader construction management tool improving nearly all aspects of a project. What exactly is this thing called commissioning? Principles of Building Commissioning answers this fundamental question with the first all-inclusive, practical guide to the application of the principles of commissioning. The book clarifies the underlying philosophy of commissioning: the why, what, when, and who of this process. Shaped by the ASHRAE Guideline 0 view of the world of commissioning, Building Commissioning: Maps out the territory of commissioning Outlines its defining characteristics Explains its flow of processes Demystifies its documentation Making the fundamentals of commissioning accessible to all parties—building owners and operators, architects and engineers, users and suppliers—who may be called upon to join the commissioning team for a particular project, Building Commissioning serves as the professional's road map to the commissioning process, from the predesign phase through occupancy.

This book was released on 1996 with total page 303 pages. Available in PDF, EPUB and Kindle. Book excerpt: This book discusses building commissioning, which is the process of certifying that a new facility meets the required specifications. As buildings have become more complex, the traditional methods for building start-up and final acceptance have been proven inadequate, and building commissioning has been developed, which often necessitates the use of outside consultants to monitor the process. One-half of the guide details the roles of the consultant, contractor, test engineer, commissioning agent, and owner. It describes the process, the needed equipment testing, systems functional performance testing, scheduling, documentation, training, costs, and the process of hiring a commissioning agent. Chapters include an overview of commissioning and discussions of: approaches to commissioning, design requirements, contract documents requirements, the steps of the commissioning process, selecting the commissioning agent, and the costs of commissioning. A case study of commissioning a science building is provided. The other half of the guide consists of a description of terms and 15 different guide specifications in the form of detailed documentation and testing checklists, divided to indicate specific tasks and tests (e.g., general, mechanical, electrical facility startup/commissioning; commissioning--general requirements; HVAC systems, supply air systems, exhaust air systems, environmental control systems, etc.) (JLS)

Book excerpt: Building commissioning has often been likened to commissioning of a ship, where the Owners thoroughly verify and prove the functional performance of all parts - engines, compasses, sonar, radar, radio, generators, potable water systems, and so on - under all possible conditions and as a condition of acceptance before placing the ship in service, and where the Owner checks the presence of system operating and procedures manuals and the availability of up-to-date navigation charts, and where the crew has been properly and thoroughly trained on the ship's systems' operations and emergency procedures. Commissioning is not new - ships and aircraft have been commissioned for years. Building commissioning has its roots in the Quality Control programs of the 1970s and is a direct product of the Total Quality Management programs of the 1980s. Commissioning is a direct response to building Owners who complain that their facilities do not meet performance expectations, are extraordinarily expensive to operate and maintain, lack valuable documentation, and are staffed by personnel who are unfamiliar with and have never been trained on the building's highly complex operations and control systems. The goals of commissioning include providing a safe and healthy facility; improving energy performance and minimize energy consumption; reducing operating costs; ensuring adequate O&M staff orientation and training; and improving systems documentation. The objectives of this guidebook include providing an introduction to commissioning approaches to a variety of professionals involved with the management, operation, and maintenance of Federal buildings; illustrating case histories, including cautionary lessons learned; providing guidance on commissioning best practices; demonstrating how commissioning can help Federal facility managers meet energy efficiency goals and LEED certification requirements; demonstrating how commissioning can be integrated in facility management and O&M programs to make those programs more efficient and effective; and demonstrating how different types of commissioning (such as retrocommissioning and continuous commissioning) can be incorporated into a variety of building types and applications, above and beyond the most commonly understood commissioning approaches.

Book excerpt: Commissioning is the process of verifying that a building's heating, ventilation, and air conditioning (HVAC) and lighting systems perform correctly and efficiently. Without commissioning, system and equipment problems can result in higher than necessary utility bills and unexpected and costly equipment repairs. This report reviews the benefits of commissioning, why it is a requirement for Leadership in Energy and Environmental Design (LEED) certification, and why building codes are gradually adopting commissioning activities into code.

Available in PDF, EPUB and Kindle. Book excerpt: Green buildings have become common in India and other countries in Asia. However, there is a concern regarding the performance of green buildings failing to meet the expectations of clients during the operation. One of the key reasons for this is poorly commissioned HVAC systems. In this publication we provide tools and knowhow for more efficient HVAC commissioning. It gives answers for four major questions: why commissioning is needed, how to perform proper commissioning, which key performance issues of common HVAC equipment need to be considered, and what kind of checklists are used during commissioning? It covers the entire commissioning process beginning with the owner’s project requirements and commissioning design reviews. Then, it explains procedures during installation and start-up of equipment followed by the functional performance testing, seasonal commissioning and 10 months’ operation review. This publication is developed by Indian Society of Heating, Refrigeration and Air Conditioning Engineers ISHRAE for Indian and Asian requirements in conjunction with the Federation of European HVAC Associations REHVA. The process steps described in this publication are in line with all major international building standards and green building certification schemes. Note: T&F does not sell or distribute the Hardback in India, Pakistan, Nepal, Bhutan, Bangladesh and Sri Lanka.

Available in PDF, EPUB and Kindle. Book excerpt: An International Approach to Sustainability was written by Steven P. Driver Ph.D. to educate anyone interested in reducing operational costs in buildings with an interest in making a difference in climate change. Through the application of energy conservation techniques, whether it's your home or workplace, this e-book can help you reduce energy consumption. This e-book was written to educate home owners, building managers, real estate developers, university and campus facility maintenance personnel, employees, and anyone else with an interest in helping our environment. This publication offers an understanding of some available technologies to mitigate energy waste. Having overcome proprietary barriers which restricted the full understanding of how to combine artificial and human intelligence with respect to building commissioning is what makes this publication unique. After completing several years of post-doctoral research to understanding differences and benefits between ongoing and retroactive commissioning, we now have a better vision of what is required to make our buildings sustainable with respect to energy consumed. This publication includes over 30 years of experience in energy management and formed the basis for a U.S trademark on Sustainable Commissioning, a concept explained in this e-book. The journey continues in researching new energy reduction technologies and piloting them confirming further effectiveness of the concept. The content in this e-book was validated through the deployment of several case studies applying the Sustainable Commissioning concept. The results from those case studies have validated an average return on investment of 62% with a 75% internal rate of return resulting in an 18 month simple pay back. The results demonstrate not only how to save operational cost, but environmental benefits averaging 1,009 metric tons of carbon emissions avoided annually for each case study.
