Book excerpt: We apply the hedonic pricing method to analyze the effects of conservation easements (CEs) on surrounding vacant land parcel prices within the Metropolitan Atlanta Statistical Area (MASA). First, we collected data on forest related CEs in 30 counties in MASA and randomly sampled 312 land parcels from these same counties for information related to land parcels. The distance between each property and the nearest CE, and between each pair of properties, are calculated and used to find spatial dependence. Results show that the proximity to CE-protected open space after the CEs are established have positive price effects on the surrounding properties, and this effect diminishes with distance.

Integrated forest products firms have been divesting their timberlands, whereas timberland investment management organizations (TIMOs) have been active acquirers. Timberland return has three drivers, the biological growth, timber price, and land price. Biological growth can be consistently estimated, land price is correlated with inflation, while timber price remains most unpredictable. The first part of this book models and forecasts timber prices in 12 southern timber regions via different time series models. The second part examines the financial performance of private- and public-equity timberland investments in the US using both parametric and nonparametric asset ricing approaches. The last part investigates the option values of investment, mothballing, reactivation, and abandonment in a hypothetical southern pine plantation using the contingent claims approach. The results can help investors better understand commercial timberland assets in the US.

This creates an opportunity for competing land use values to exceed timberland values, and presents a portfolio manager the opportunity to increase their return by capitalizing on arbitrage. The goal of this thesis is to attempt to determine the value of this optionality by using real options analysis and Monte Carlo simulation. Combining historical data on timber prices and land values in the state of Wisconsin with a simulation technique will allow for a robust valuation of this real option as well as the illustration of the value's sensitivity to key variables. A successful outcome will result in additional support for the use of real options in practice, particularly in the timberland investment industry.
