Walkability is the degree to which an area within walking distance of a property encourages walking for recreational or functional purposes. We used data from the National Council of Real Estate Investment Fiduciaries (NCREIF) and Walk Score to examine the effects of walkability on the market value and investment returns of more than 4,200 office, apartment, retail and industrial properties from 2001-2008 in the USA. We found that, all else being equal, the benefits of greater walkability were capitalized into higher office, retail and apartment values. We found no effect on industrial properties. On a 100 point scale, a 10 point increase in walkability increased values by 1 to 9 percent, depending on property type. We also found that walkability was associated with lower cap rates and higher incomes, suggesting it has been favored in both the capital asset and building space markets. Walkability had no significant effect on historical total investment returns. All walkable property types have the potential to generate returns as good as or better than less walkable properties, as long as they are priced correctly. Developers should be willing to develop more walkable properties as long as any additional cost for more walkable locations and related development expenses do not exhaust the walkability premium.

Book excerpt: This book uniquely combines academic literature and practical experience to provide a straightforward and integrated view on global real estate investment for pension funds, other institutions and professionals. Thanks to growing investment in commercial property research, property investment has become better understood and better managed than ever before. Many of the problems associated with property investment in the 1980s have found workable solutions through better understanding and management. We can now say that the measurement, benchmarking, forecasting and quantitative management techniques applied to property investments are comparable with other asset classes. Unfortunately, these techniques were not enough to help investors avoid the crash of 2007-2009. We can hope that in the hands of the next generation of investment managers, advisors and analysts, the approaches described in these pages will help to provide a foundation for a responsible and professionally guided recovery. Designed for practitioners facing the tough global market challenges, this book provides a fascinating read for fund managers, investors, banking staff, property advisors and advanced level students.

Book excerpt: This book explores everyday walking in contemporary urban life. It brings together important theoretical and empirical insights to understand how the ‘walkability’ of urban spaces can be imagined, planned for, and experienced. The book focuses on the everyday experiences of the urban walker, the bodily experiences of walking, and different walking research methods. It goes beyond the conventional focus on walkable places by delving into the ways in which urban space is consumed and produced through different ways of walking. Drawing on fieldwork in the UK and international secondary sources, the book examines how walking is socially and materially co-produced, focusing on pedestrian practices, infrastructures, and the social nature of walking. Chapters in the book offer key explorations of the cultural and social inclusions and exclusions of navigating the city on foot. The book considers transport planning and policy promoting pedestrian movement, pedestrian infrastructures, the politics of walking, and social interactions of urban pedestrians. The book offers vital analyses of how different but overlapping dimensions of walking and their relationship with urban space are often overlooked, and the importance of centring the lived experiences of walking in understandings of pedestrian practices. This book provides a timely contribution to the field of mobilities due to a growing interest in urban walking. It will be of interest to students and scholars of urban studies, human geography, sociology, and public health.

Are you looking to expand your portfolio beyond stocks and bonds? Do you want to invest in a stable, yet high-return market? If so, commercial real estate may make a good addition to your portfolio. Commercial real estate may seem like something only institutional investors or millionaires get into. Yes, they cost a lot more than single-family residential properties, but they also give you the opportunity to make a lot more. According to the National Council of Real Estate Investment Fiduciaries (NCREIF) Property Index, commercial real estate has made an average of 12.7% annually over the past 15 years compared to 8.8% in the S&P 500. And you don't have to be a millionaire to get involved in commercial real estate. There are a variety of ways you can get financing, without getting yourself into millions of dollars in debt. Although there are risks to any investment, with commercial real estate, your risk is cushioned by multiple and better-quality tenants and longer-term leases. Not only that, but you also have more control over how you mitigate those risks. To know more about what is involved in commercial real estate investing, refer to this useful introduction to commercial real estate that will help you make the right investment decisions for your portfolio. In Commercial Real Estate: Journey Towards Financial Freedom, you'll discover: The #1 rule to follow when finding a property to invest in that will protect you from making hasty decisions The biggest difference between residential and commercial real estate that makes commercial properties more attractive How to evaluate the income potential of an investment by calculating these key numbers The most crucial mistake many new commercial real estate investors make in a misguided attempt to save money 4 creative financing methods where you won't need to take out your own money for down payment How to be a commercial property owner for an investment of as low as $1,000 7 lazy ways to invest in commercial real estate if you don't want to be hands-on in your investment A comprehensive checklist to guide you through your due diligence and ensure that you leave no stone unturned before you invest in a property The secret to protecting your personal assets that experienced commercial real estate investors use for their business transactions Why you need to have several exit strategies in mind before you've even invested in any property And much more. Going from investing in bonds and stocks to investing in commercial real estate may seem like a big leap. They are vastly different types of investments to take on. There is plenty of additional research and work needed when investing in real estate, compared to investing in the stock market. But even if you don't have experience with real estate, even the residential kind, you can educate yourself enough to get into commercial properties with enough patience and determination. Nothing is too complex that it can't be learned if you put your mind to it. You just have to get started and put what you learn into action. What are you waiting for? The financial rewards await on the other side... Book excerpt: There's a huge problem in the CRE business today that nobody is talking about- Due Diligence.Investors and brokers barely scratch the surface when purchasing commercial real estate investments, mainly because "they don't know what they don't know". They're needlessly throwing money away or making bad investments, as well as putting themselves through a tremendous amount of stress, worry and mental anquish by not conducting their due diligence properly. The information in this handbook, which is a step-by-step "roadmap", is a proven system that helps you to be able to invest with confidence, while making an informed and intelligent decision to buy or NOT buy. It's applicable to all the different property types, such as: multi-family residential, retail, industrial, office, or any real estate investment.Having and adhering to a proven system allows you to do it faster, easier, as well as more efficiently, and you're less likely to miss something.I've been in the commercial real estate business for over 30 years as a broker, syndicator and acquisition/disposition executive for an investor and his investors. I've bought and sold over 9 million square feet of commercial properties all over the US. After the first couple of transactions I decided to create a reference manual for myself to help remember all of the issues and problems to look for, questions to ask, checklists needed, concerns to be addressed, etc. So every time I came across a new lesson to be learned, which there were plenty, because I "didn't know what I didn't know", I'd include it.After showing my reference manual to some friends in the real estate business, they said I should share the information, that others would find it valuable. Since publishing it, thousands of copies have been sold around the world. It has dozens of tips and strategies to help you to avoid problems and issues, as well as create value. Most investors leave big money on the table by not knowing how to properly conduct due diligence when buying real estate.By not knowing these important principles, you're just "throwing the dice" and hoping it all works out. Not a good plan. The seller will not be handing a list of problems and issues to you when you're looking at buying the property. They'll be hoping you find none.Buy it now. It will be one of your best real estate investments.

Available in PDF, EPUB and Kindle. Book excerpt: Our street-level economy is undergoing dramatic change. Retailers are reeling from the rise of e-commerce, rising rents, and increasing storefront vacancies, along with a cultural shift from material to experiential consumerism. Today, the COVID-19 pandemic is contributing to economic upheaval as commercial corridors and the small businesses they house face sweeping closures, bankruptcy, and job losses. Streetlife brings together scholars who have been trying to make sense of the changing retail landscape at street level and what it means for urbanism’s future. Streetlife pays special attention to the varied responses and policies that have emerged to address the competing realities of small business loss and neighbourhood needs. With case studies from the United States, as well as contributions covering Canada and Europe, this book demystifies the logic behind street-level urban retail and calls for better plans, designs, policies, and innovations to bolster sales. Streetlife shows that now, more than ever before, we need to understand what makes our storefronts tick, what awaits them, and what we can do as planners, designers, developers, entrepreneurs, and policymakers to maintain retail as integral to urban lifestyle.

Available in PDF, EPUB and Kindle. Book excerpt: This book provides the tools to maintain and rebuild the interaction between architecture and public space. Despite the best intentions of designers and planners, interactive frontages have dwindled over the past century in Europe and North America. This book demonstrates why even our best intentions for interactive frontages are currently unable to turn a swelling tide of economic and technological evolution, land consolidation, introversion, stratification, and contagious decline. It uses these lessons to offer concrete locational, programming, design, and management strategies to maximize street-level interaction and trust between street-level architecture, its inhabitants, and the city. This book demonstrates that designers, developers, planners, and managers ultimately have to create the right preconditions for inhabitants and passersby to bring frontages to life. These preconditions connect architecture to its urban, social, economical, and technological context. Only the right frontage in the right context, with the right design, the right inhabitation, and the right attitude to the city will become part of the ecosystem of trust and interaction that supports public life. This book empowers the many participants in this ecosystem to build, inhabit, and enjoy truly urbane architecture.
