Available in PDF, EPUB and Kindle. Book excerpt: Spanning 60+ years, beginning on the day Waterloo was won, it is a multigenerational story of 3 families during the Industrial Revolution. Lots of detailed descriptions of life among the varied social classes, it has been likened to stories by Dickens. It’s a very good historical fiction. A tontine is a life insurance scheme, stratified by age. Enrollees received payouts after an initial growth period, the amounts determined by the number of living recipients. Over time, as participants died, the payouts became more and more substantial. Towards the end, when the recipients became a mere handful, all sorts of betting occurred in the general populace on who would be the last survivor.

Someone is trying to kill Blake's wealthy, retired General Stantnor, in a most lingering, painful, and maybe poisonous way. Can Garrett keep the general above ground? But Stantnor's mansion holds a host of surprises for a human detective who thought he'd seen it all. For while the general is dying slowly, his employees are losing their lives at a far speedier rate. And when some of the not-long-departed try to enlist their comrades in the growing legions of the dead, Garrett knows it's time to call in his own troops—in the person of Morley Dotes, the toughest half-elf around. With Morley guarding his back, Garrett's got to handle—or gets his hands on—both the killer and the mansion's two elusive beauties, who seem invisible to everyone but Garrett!

Book excerpt: From New York magazine’s architecture critic, a walking and reading guide to New York City—a historical, cultural, architectural, and personal approach to seven neighborhoods throughout Manhattan, Brooklyn, and the Bronx, including six essays that help us understand the evolution of the city For nearly a decade, Pulitzer Prize–winning critic Justin Davidson has explained the ever-changing city of New York to his readers at New York magazine, introducing new buildings, interviewing architects, tracking the way the transforming urban landscape shapes who New Yorkers are. Now, his extensive, inspiring knowledge will be available to a wide audience. An insider’s guide to the architecture and planning of New York that includes maps, photographs, and original insights from the men and women who built the city and lived in it—its designers, visionaries, artists, writers—Magnetic City offers first-time visitors and lifelong residents a new way to see New York. Includes walking tours throughout Manhattan, Brooklyn, and the Bronx • the Financial District • the World Trade Center • the Seaport and the Brooklyn waterfront • Chelsea and the High Line • 42nd Street • the Upper West Side • the South Bronx and Sugar Hill Praise for Magnetic City “An intimate, seductive guidebook.”—The New York Times “An enthralling new book makes clear that I’m not alone in my home-town infatuation . . . lends nuance, texture and historical perspective to my impression that New York City has never been so appealing or life-affirming as it is today.”—New York Post “[Davidson] combines a keen intelligence, experience, observational skills, expertise (especially but not solely architectural), and an elegant writing style to make this beautifully produced book indispensable.”—Booklist (starred review) “A street-level celebration of New York City in all ‘its perpetual complexity and contradiction’ . . . a worthy companion to Alfred Kazin’s A Walker in the City and the American Institute of Architects guides to the architecture of New York as well as a treat for fans of the metropolis.”—Kirkus Reviews (starred review) “Justin Davidson does more than direct our feet to New York’s hidden monuments. He explains the structure of the city with a clarity that would be bracing even for a Gotham habitué, but more than that, he finds the meaning in every building and byway.”—Andrew Solomon, National Book Award-winning author of Far from the Tree “Mr. Davidson’s exceptional knowledge of our beloved city is inspiring. Magnetic City is now my official chaperone.”—Patti LuPone “Justin Davidson has a mind alive to every signal, and his brilliant prose style transmits that electricity in black-and-white type. He is thus born to the task of capturing the chaotic splendor of New York City on the page.”—Alex Ross, author of Listen to This “Justin Davidson’s beautiful tours of New York City invoke and redouble our love of the metropolis.”—Jerry Saltz, senior art critic, New York

Book excerpt: A tontine may be described as a pooled life annuity. Investors buy shares, and the issuer promises to pay interest on the raised capital. The characteristic feature of tontines is that the annuities of deceased investors are shared by surviving investors. With the death of the last survivor, the issuer's obligation to pay annuities terminates and the issuer has no obligation to pay the raised capital back. Investors may use a tontine as a pension product and the issuer may use it as a means to raise capital. It is generally believed that the Italian Lorenzo Tonti (1602-1684) invented tontines and that he proposed them to Cardinal Mazarin (1602-1661) in 1653.Phillip Hellwege analyses the origins of tontines, their occurrence and their diverse designs in German-speaking territories from the middle of the 17th century to their decline in the late 19th century and early 20th century. Furthermore, he assesses their importance for the development of insurance (law) in Germany.

After all, her late husband Adam Rutherford married her for love, which infuriated his aristocratic family. Gil is Noelle’s whole world, and she will not have him wrested from her by haughty nobles. But she may not have a choice unless she’s prepared to run. One awful night, Noelle is confronted by Carlisle Thorne, a handsome yet severe, irascible man sent by the Rutherfords. Noelle is horrified when Carlisle offers her money in exchange for taking Gil to be raised at the Rutherford estate, Stonecliffe. Knowing that Carlisle will use any means necessary to take her son from her, Noelle flees, Gil at her side. Thus begins an epic rivalry that spans five years—a battle of wits between two unforgettable characters bound together by fate and fortune. However, when danger threatens, these enemies must come together to protect what matters most… even if it means losing their hearts.
