This crisis is called credit crunch and it is mainly due to a burst of a housing bubble originated in the US and then spread into the whole world. A simple look at The Lebanese real estate market, we can see that the Lebanese real estate market contrarily to most of the real estate markets in the world is positively affected and realty prices are still soaring. In this project I will try to study the Lebanese real estate market and see whether this growth is real or it is just another real estate bubble waiting to burst. I will divide my project into five chapters. After a general introduction in chapter I, chapter II exposes the causes and the effects of the last financial crisis on the global economy in general and on the world real estate sectors in specific. Then in the third chapter I will study the macroeconomic fundamentals that affect the real estate market, and I will try to identify whether those fundamentals are applicable for the Lebanese real estate market case. The fourth chapter exposes the Lebanese case by numbers and tries to identify whether the price increase is due to a housing bubble or a simple supply demand process, while figuring out the weaknesses and strengths of this sector. I will expose the different points of view and try to defend each one apart. Chapter V concludes the project regarding the future of the Lebanese real estate sector, and regarding the future regulations and threats circling the realty in Lebanon.

Book excerpt: This paper examines the housing market in Beirut between the beginning of 2005 to the end of 2018, focusing in particular on the slowdown in the early to late 2010s. It will be shown that this slowdown is partly attributable to a mismatch in the supply that private developers have introduced to the market and the actual demand from potential homeowners. The analysis reveals that the most at-risk assets are opportunistic developments targeting high-income buyers and that despite political and economic instability, property owners have continued to realize returns on real estate. At the time of writing this paper, there are no formal metrics to track the movement of real estate prices in Beirut. Two indices are constructed using transaction data to address this using the hedonic and repeat sales models. Finally, the different factors that have affected the real estate market are explored, including slow wage growth that has prevented homeowners from keeping up with housing prices, massive public debt that has paralyzed subsidization programs, and a high cost of debt that has made it difficult and unattractive to finance both new construction and homeownership.

It is because this thesis aims at exploring and presenting causal mechanisms behind the analyzed housing production, not its outcomes. --The thesis identifies two broad categories of actors ("old actors" and "new entrants") who present distinct approaches to the organization of their work. The thesis, however, shows that both groups rely heavily on social networks in order to establish deals for project development but especially to access finance. Further, the thesis shows that all the developers rely heavily on other informal institutions such as trust, in order to reduce the risk involved in a partnership, and reputation, in order to secure the forward payments that facilitate the financing. Nonetheless, the thesis indicates that all the developers also rely on market institutions (such as banks loans, legal contracts, and company registration) for security and to reduce risk.
