Download or read book Public Trust Betrayed written by James E. Manning and published by Tate Publishing. This book was released on 2011-02 with total page 200 pages. Available in PDF, EPUB and Kindle. Book excerpt: The independent real estate appraiser is being driven out of the business by the same forces that borrowed billions from the taxpayer in the form of a bailout, speculated in an over-leveraged derivatives market, and swallowed each other up after years of mismanagement. Why should anybody care? Because the housing recovery is dependent on transparency that we have not seen in more than a decade. Public Trust Betrayed: The Truth Behind the Real Estate Appraisal Industry emphasizes that there must be transparency and objectivity in the mortgage and evaluation process if we are to solve the current credit crisis and what we must change in the financial industry to prevent another economic meltdown. As a result of fraud, conflicts of interest, over-valuations, and lax underwriting standards, the entire lending industry must be examined and changed if any meaningful housing recovery is to be accomplished. 'Appraisal issues played a major role in the housing boom and bust. To get an insider's view of that historic and horrendous cycle -- and the troubling reality of where we are now -- read this book.' --Ken Harney, Syndicated Columnist, Washington Post Writers Group 'This is one man's story about the deceptions he saw in the home appraisal market, deceiving homeowners and lenders alike. It will open your eyes.' --Jane Bryant Quinn, author of Making the Most of Your Money NOW Author James Manning gives the reader rare insights into the pressures being placed on today's real estate appraiser in an easy-to-read format, a folksy delivery, and with real-life experiences sprinkled throughout.

This text discusses the appraisal process and all its facets as they relate to the mortgage industry at large. A borrower applying for a loan should know how this may affect them. Most would agree it is better to know beforehand if there is going to be problem, or at least understand what the reasons are when one arises. Most of us will encounter the work of a real estate appraiser at some point in our lives. The result could be completely uneventful, but problems may arise. What happens if the property's appraised value is lower than expected? Several things could happen. In some cases, a buyer will have to renegotiate the contract. If a homeowner has applied to refinance their property, they may move forward but with a higher interest rate and may have to pay PMI (Private Mortgage Insurance). In other situations, the loan may be denied due to insufficient collateral, since the appraised value was lower than expected. The appraisal process is complicated, certainly expensive, and sadly sometimes leads to no result. The industry is not perfect, and the appraiser has limitations on what they can or cannot do. Some limitations may cause borrowers to be frustrated. Market practices, a lack of data to support any other adjustment and restrictive Lender guidelines are common irritations. Then again in some cases, we do make mistakes, and it would be helpful for the borrower to identify them and have options to find a resolution. The average reader should be able to understand an appraisal report, at least to the point where it makes sense. This text endeavors to help in that process, yet in no way pretends to be complete due to the complex nature of the industry and appraisal practices, nonetheless most topics are discussed in depth.

Book Synopsis Essays in Honor of James A. Graaskamp: Ten Years After by : James R. DeLisle
Download or read book Essays in Honor of James A. Graaskamp: Ten Years After written by James R. DeLisle and published by Springer Science & Business Media. This book was released on 2012-12-06 with total page 444 pages. Available in PDF, EPUB and Kindle. Book excerpt: As the title indicates, Essays in Honor of James A. Graaskamp: Ten Years After, is a collection of essays written to honor Graaskamp's major contributions to the field of real estate education and practice over the course of three decades. Upon his death in 1988, the industry lost a major influence for advancing the real estate discipline, both as an academic field and a professional field. The authors in this volume seek to extend Graaskamp's contributions and move the real estate discipline forward. The papers address the challenges posed by the market to return our attention to real estate fundamentals, and to strike a proper balance between Main Street and Wall Street. The authors and editors hope that this book will influence the industry to incorporate many of Grasskamp's ideas into mainstream real estate education and practice. Over the course of his career, Graaskamp made many noteworthy contributions to real estate theory and practice, ideas that if resurrected could offset some of the pressure in the industry to move away from market fundamentals. The authors try to capture the essence of Graaskamp's messages, and intend that the papers serve as a point of departure for discussing the future role and nature of real estate education. Part I focuses on the major contributions to the real estate discipline made by Graaskamp and the Wisconsin Real Estate Program. Part II contains some personal recollections and photos of Graaskamp, and also a summary of the groups that make up the Wisconsin Real Estate Program, a major co-sponsor of this volume. The rest of the book's three main parts are structured around major topics that reflect the multidisciplinary nature of real estate as espoused by Graaskamp. Part III treats real estate feasibility and development, Part IV concentrates on real estate valuation, and Part V discusses institutional economics.
