En el desarrollo de la presente se verán cuales son los sistemas constructivos prefabricados que más se utilizan en la vivienda de interés social en México y se describirán cada uno de estos. En el capítulo cuarto se exponen tres ejemplos de modelos tridimensionales que se están realizando en el mundo y se intenta tomar una serie de pautas que puedan ser adaptadas a la construcción de vivienda de interés social. Teniendo toda la información analizada se obtendrán conclusiones y se desarrollará un programa para un módulo tridimensional base, el cual pueda crecer dependiendo de las necesidades de sus habitantes. Además de esto se crearán dos módulos que complementan al módulo base, se diseñarán sus uniones, instalaciones, cimentaciones, programas arquitectónicos, materiales y cerramientos; para así dar una propuesta de un nuevo tipo de vivienda en México.

Book excerpt: RESUMEN La industria de la construcción es un claro indicador del estado económico de un país, representa 4.7% del PIB en nuestro país (8.7% en el mes de Septiembre de 2004), la producción de vivienda representa la mitad de esa cantidad. (INEGI, 2004) De acuerdo a datos oficiales, para las próximas dos décadas habrá que construir anualmente 825 mil viviendas, incluida la construcción no formal, para poder abatir tanto el déficit (4.8 millones) como la demanda actuales. Hoy en día se construyen hasta 642,000 casas incluida construcción no formal (industria constructora sólo 45.5%). Para edificar 825 mil casas por año habría que construir 2,260 casas al día. Existen estudios en los que se aplican principios de calidad a vivienda, otros hacen comparativas técnico-económicas de tecnologías constructivas, también hay investigaciones que atacan el problema de la constructabilidad aplicada a etapas de planeación y diseño con el fin de aumentar la eficiencia de los recursos utilizados en la etapa posterior. Hasta hoy no existe un intento documentado y fundamentado para unir los resultados de estas líneas de investigación; éste es el objetivo de esta tesis, ayudar a solucionar el problema de déficit de vivienda al producirla en mayor cantidad con la misma capacidad instalada. Este proyecto de investigación propone una solución constructiva que puede ayudar a disminuir el déficit de vivienda en México de una forma económica y rápida, (ahorros de hasta un 23% en tiempo-costo) mediante el desarrollo de una propuesta de diseño-construcción basada en la creación de un híbrido de distintos sistemas constructivos.
