Par son activité, l'exploitant agricole détruit la fertilité foncière, comme tout autre service producteur. Une dépense spécifique de moyens de production, rétablit la terre dans sa capacité productive. L'entreprise est partagée en deux sous-ensembles : l'entreprise-marchande, qui produit les marchandises, et le fonds-entreprise, qui élabore le capital foncier. Le propriétaire foncier n'est pas le rentier d'un facteur naturel de la production, mais le détenteur de l'activité de production du capital foncier. Le maintien du capital foncier dans le temps, conduit à une notion de cycle. Les biens-capitaux sont immobilisés dans le bien-fonds ; les services producteurs sont mobilisés par la production des marchandises. Au terme de chaque période, subsiste un bien non marchand, le capital foncier, porteur de la fonction de production de l'entreprise à venir. Le conflit du propriétaire et de l'entrepreneur a pour objet la proportion relative des productions de capital foncier et de marchandises. Il existe, en agriculture, divers modes de louage des terres. Le fermage assure un renouvellement à l'identique du capital foncier, tout au long du bail, ce qui peut permettre un certain développement de « l'entreprise » du fermier. Le métayage autorise, au contraire, une croissance continue du capital foncier.

Understanding the full ramifications of climate change on tropical cyclones is a task that will takes several decades. In Climate Change 2007, the Fourth Assessment Report of the United Nations Intergovernmental Panel on Climate Change (IPCC) a high probability of major changes in tropical cyclone activity across the various ocean basins is highlighted.
