Book Synopsis North Carolina Real Estate Law by : Neal R. Bevans
Download or read book North Carolina Real Estate Law written by Neal R. Bevans and published by . This book was released on 2009 with total page 0 pages. Available in PDF, EPUB and Kindle. Book excerpt: This book is designed as a text book covering the major issues of real estate law. Designed with both the student and practitioner in mind, the text strikes a balance between theory and practice. The author develops the foundation of North Carolina real property law and then puts theory into practice by describing numerous practical applications, from creating offer of purchase contracts to title searches. Although there are real estate texts available that concentrate exclusively on North Carolina law, they fall into two camps: theory or practice. This text balances the competing needs of students and practitioners by addressing both concerns. The text explains the theoretical bases of real property law in North Carolina and then provides practical, hands-on examples of how to apply this theoretical knowledge. For this new edition, Bevans updated and revised information throughout the text. "More than any other subject that I teach, real property is dependent on an understanding of state-specific law and practice. I feel very lucky to have Mr. Bevans' book available to us in NC. His text contains the right balance of breadth and depth for my paralegal stduents, some of whom may be heading into real estate practices, and others who need a fundamental understanding of real property for work in other areas." -- Vicki Coleman, paralegal instructor at Pitt Community College

Book Synopsis Race for Profit by : Keeanga-Yamahtta Taylor
Download or read book Race for Profit written by Keeanga-Yamahtta Taylor and published by UNC Press Books. This book was released on 2019-09-03 with total page 364 pages. Available in PDF, EPUB and Kindle. Book excerpt: LONGLISTED FOR THE 2019 NATIONAL BOOK AWARD FINALIST, 2020 PULITZER PRIZE IN HISTORY By the late 1960s and early 1970s, reeling from a wave of urban uprisings, politicians finally worked to end the practice of redlining. Reasoning that the turbulence could be calmed by turning Black city-dwellers into homeowners, they passed the Housing and Urban Development Act of 1968, and set about establishing policies to induce mortgage lenders and the real estate industry to treat Black homebuyers equally. The disaster that ensued revealed that racist exclusion had not been eradicated, but rather transmuted into a new phenomenon of predatory inclusion. Race for Profit uncovers how exploitative real estate practices continued well after housing discrimination was banned. The same racist structures and individuals remained intact after redlining's end, and close relationships between regulators and the industry created incentives to ignore improprieties. Meanwhile, new policies meant to encourage low-income homeownership created new methods to exploit Black homeowners. The federal government guaranteed urban mortgages in an attempt to overcome resistance to lending to Black buyers – as if unprofitability, rather than racism, was the cause of housing segregation. Bankers, investors, and real estate agents took advantage of the perverse incentives, targeting the Black women most likely to fail to keep up their home payments and slip into foreclosure, multiplying their profits. As a result, by the end of the 1970s, the nation's first programs to encourage Black homeownership ended with tens of thousands of foreclosures in Black communities across the country. The push to uplift Black homeownership had descended into a goldmine for realtors and mortgage lenders, and a ready-made cudgel for the champions of deregulation to wield against government intervention of any kind. Narrating the story of a sea-change in housing policy and its dire impact on African Americans, Race for Profit reveals how the urban core was transformed into a new frontier of cynical extraction.

Download or read book Buying Time for Heritage written by J. Myrick Howard and published by UNC Press Books. This book was released on 2023-10-03 with total page 458 pages. Available in PDF, EPUB and Kindle. Book excerpt: What does it take to save endangered historic properties? This practical guide builds on decades of historic preservation experience to provide readers with legal, financial, political, and technical tools and strategies to be more effective preservationists. Myrick Howard makes clear that large sums of money are not necessarily needed to save endangered historic properties, but knowledge and passion are essential. This book shows how preservation-minded neighbors and organizations can succeed with only modest resources and rather than clash with developers, can become developers themselves for community benefit. Howard draws on case studies from forty-five years of successful work leading Preservation North Carolina, with lessons that are applicable coast to coast. This richly illustrated, fully revised and redesigned second edition includes detailed projects to renovate vacant houses in working-class neighborhoods; reflections on addressing racial equity through preservation; an expanded section on using preservation easements; and summaries of revolving fund programs around the country. Buying Time for Heritage is an indispensable resource for those looking to save the special places of our collective past.

Download or read book North Carolina Real Estate License Exam Prep written by Stephen Mettling and published by Performance Programs Company. This book was released on 2024-03-04 with total page 313 pages. Available in PDF, EPUB and Kindle. Book excerpt: Features of North Carolina Real Estate License Exam Prep (NC-RELEP): National Principles & Law Key Point Review (60 pages) Real Estate Math Key Formula Review & Practice (20 pages) North Carolina-Specific Laws and Regulations Key Point Review (43 pages) National Practice Tests (500 questions) North Carolina Practice Tests (130 questions) North Carolina Sample Exam (105 questions) We know the real estate licensing exam can be tough, and very nerve-wracking to prepare for. That’s why we created the North Carolina Real Estate License Exam Prep (NC-RELEP) the way we did. Since we have been managing real estate schools and developing curriculum for forty years, we know how all this works – or fails to work. NC-RELEP is comprehensive in that it contains both key content review and testing practice. And the text review is North Carolina-specific – not just simplistic national content, but terse, relevant and accurate North Carolina laws and regulations presented as a well-organized set of state ‘key point reviews’ ideal for pre-test memorization. But let’s not dismiss the importance of the national content either. NC-RELEP’s national key point reviews are a succinct compression of tested national principles and practices that comprise the national portion of state license exams from coast to coast. Our content is drawn from our own national textbook, Principles of Real Estate Practice – one of the most widely used principles textbooks in the country. Finally, our national content, as well as our question selection, is further tailored to the state testing outline promulgated by Pearson Vue for North Carolina. Thus the breadth and depth of the law reviews and test questions reflect the topic emphasis of your state’s testing service and your North Carolina license exam. A word about the test questions… NC-RELEP’s testing practice section consists of ten national practice tests, three state practice tests, and one state exam sample test. The practice tests are roughly 50 questions in length and the sample test is 105 questions. The test questions are designed to cover the content covered by the law reviews – which reinforces your learning of the total body of information tested by your state exam. The questions are direct, to the point, and designed to test your understanding. When you have completed a given test, you can check your answers against the answer key in the appendix. You may also note that each question’s answer is accompanied by a brief explanation, or “rationale” to further reinforce your understanding. In the end, as you know, it’s all up to you. Unlike other publications, we are not going to tell you that using this book will guarantee that you pass your state exam. It still takes hard work and study to pass. But we have done our best here to get you ready. Following that, the most we can do is wish you the best of success in taking and passing your North Carolina real estate exam. So good luck!! Note: For North Carolina students looking for a comprehensive real estate principles textbook, we also publish Principles of Real Estate Practice in North Carolina.
