This paper reviews the literature on the application of the hedonic price model. Theoretical background, major empirical issues, inherent limitations, and advantages are discussed. The applicability of the model to the housing market is critically examined. Previous empirical studies of the effects of locational, structural, and neighbourhood-related housing attributes on property prices are identified and reviewed. A list of common housing attributes used in the estimation of the hedonic price models and their effects on housing prices are identified. Although the set of prices influencing characteristics is different across different markets, and the variables included in the hedonic price model are also constrained by the availability of data, this list should serve as a useful basic checklist for the application of the hedonic price model in different markets.

Meanwhile, Beijing suffers severe air pollution now and then. Because of the dissatisfaction of air quality, clean air becomes a highly valued factor of the overall quality of life. When people choose to buy properties, they would be willing to pay more for a unit that is located in less polluted areas than for an otherwise identical unit that is located in more polluted areas. This study aims to establish a relationship between air pollution's spatial distribution and property price by using historical air quality record and property transaction data in Beijing. Although people cannot purchase clean air directly, variations in the air quality of different areas should be indirect reflected in housing prices. Employing the hedonic pricing model, the results suggest a strong positive relationship between a unit's resale price and the air quality of the area where the unit is located, meaning that properties that are located in an area with relatively better air quality are sold at a premium and vice versa. Besides, by using a matching regression, relationship between air quality's seasonal variation and property price is discovered, although it is not statistically significant. Another matching regression confirms that compared to property buyers, property renters care less about the air quality of the area where the unit is located, but care more about the unit's other specific locational attributes and physical attributes, such as job accessibility and interior decoration.

Book excerpt: Repeat sales indices are commonly used to estimate the trend in house prices. Two assumptions are made when estimating these indices: 1) that the house characteristics are unchanged between observed sales and 2) that the underlying shadow prices for those attributes are constant or change proportionally. The second assumption is the focus of this paper. First, using data from the American Housing Survey, we show that certain attribute prices in Chicago changed idiosyncratically between 1985 and 2011. These results confirm earlier reports of changing tastes and attribute prices. We show that such changes can be approximated in a hedonic model with a low order polynomial functional form. We find that a simple extension of the standard repeat sales methodology can be used to test for an estimate changes in characteristic prices attributable to changing tastes. Our results are of interest to all users of repeat sales indices, but especially those portfolio investors interested in estimating current values of homes securing loans in their portfolio to help manage delinquencies and defaults.
