Book excerpt: Books on green building theories, principles and strategies applicable to life cycles of all kinds of buildings and building types are already widely available. However, those specifically on greening affordable housing that guide various housing stakeholders at different life cycles are still very limited. This book intends to fill this gap. Integrating green building enables stakeholders to address the environmental component that has not traditionally been seen as an integral part of affordable housing development. The book presents theories and principles with practical methods, strategies and processes not only to make affordable housing green but also to support economic stability and social equity.

Book excerpt: Contrary to other developed economies, Australia has experienced a long-term deterioration in housing affordability even between housing price booms. The house price boom that came after the global financial crisis has intensified the stress on Australian housing affordability to yet higher levels, and is likely to continue to be a concern for some time to come. This book reviews a range of available approaches for the measurement of housing affordability, and examines recent empirical evidence on housing affordability in Australia. It begins by explaining the relevance of housing to governments at different levels, the emergence of the housing affordability problem, and the global importance of housing affordability. It then explores the causes of the recent explosion in the number of institutions offering home loan products, analysing features such as the size, composition and changes in total lending and home lending in Australia. The author goes on to investigate the consequences of the two most recent rounds of financial deregulation, as well as the trends in interest rate and property prices, and recent changes in typical borrower behaviour. The book concludes by reviewing a range of available approaches in the measurement of housing affordability. It assesses whether there is a level of adjustment in housing affordability, and finally analyses which housing market segment represents the better investment opportunity during housing boom periods.

Available in PDF, EPUB and Kindle. Book excerpt: There is a large shortage of affordable housing across Europe. In high‐demand urban areas housing shortages lead to unaffordable prices for many target groups. This book explores innovations to support a sufficient supply of affordable and sustainable rental housing. Affordable housing is increasingly developed, financed and managed by a mix of market, state, third sector and community actors. Recent decades in large parts of the Western world have consecutively shown state-dominated, non-profit housing sectors, an increased role for market forces and the private sector, and the rise of initiatives by citizens and local communities. The variety of hybrid governance and finance arrangements is predicted to increase further, leading to new affordable housing delivery and management models. This book explores these innovations, with a focus on developments across Europe, and comparative chapters from the USA and Australia. The book presents new thinking in collaborative housing, co-production and accompanying finance mechanisms in order to support the quantity and the quality of affordable rental housing. Combining academic robustness with practical relevance, chapters are written by renowned housing researchers in collaboration with practitioners from the housing sector. The book not only presents, compares and contrasts affordable housing solutions, but also explores the transferability of innovations to other countries. The book is essential reading for researchers and professionals in housing, social policy, urban planning and finance.

Available in PDF, EPUB and Kindle. Book excerpt: Over the last two decades new and significant demographic, economic, social and environmental changes and challenges have shaped the production and consumption of housing in Australia and the policy settings that attempt to guide these processes. These changes and challenges, as outlined in this book, are many and varied. While these issues are new they raise timeless questions around affordability, access, density, quantity, type and location of housing needed in Australian towns and cities. The studies presented in this text also provide a unique insight into a range of housing production, consumption and policy issues that, while based in Australia, have implications that go beyond this national context. For instance how do suburban-based societies adjust to the realities of aging populations, anthropogenic climate change and the significant implications such change has for housing? How has policy been translated and assembled in specific national contexts? Similarly, what are the significantly different policy settings the production and consumption of housing in a post-Global Financial Crisis period require? Framed in this way this book accounts for and responds to some of the key housing issues of the 21st century.

Book excerpt: Abandoned housing projects is one the major problems in housing industry in Peninsular Malaysia. The reasons leading to this problem are many. This catastrophe has caused multifarious problems to the stakeholders, particularly the purchasers who become the aggrieved parties. To date, there is no effective and once-and-for-all means to face the problems of abandoned housing projects. One of the factors which causes abandonment of housing projects in Peninsular Malaysia, is the lack of political will on part of the government to adopt an affirmative better housing delivery system such as the ‘full build then sell system’ and the introduction of a housing development insurance to face the problems of housing abandonment. This book provides in-depth analyses of the terms and conditions of the statutory standard sale and purchase agreements as enshrined in Schedules G, H, I and J of the Housing Development (Control and Licensing) Regulations 1989. The objective of this book, among others, is to identify the weaknesses of the terms of the agreements, if any, which may have contributed to the problem of abandoned housing projects and their consequential troubles. As comparative analyses, the terms and conditions of the sale and purchase agreements as applicable and enforced in the Republic of Singapore and New South Wales, Australia, are chosen. The purpose of these comparative analyses is to find the terms and conditions in these foreign jurisdictions’ agreements which can be learned and adopted in the statutory standard sale and purchase agreements (Schedules G, H, I and J). It is also for the betterment of the Malaysian housing industry as a whole, and to protect the interests of the stakeholders, in particular the purchasers as against the problems of housing abandonment and its consequences.

Book excerpt: Australia is experiencing a significant demographic shift – the proportion of the population that is aged 65 years and older is increasing substantially and will continue to do so. With this shift comes particular housing challenges for older people. The Australian Dream examines the impacts of housing tenure on older Australians who are solely or primarily dependent on the age pension for their income. Drawing on 125 in-depth interviews, it compares the life circumstances of older social housing tenants, private renters and homeowners – their capacity to pay for their accommodation, how this cost impacts on their ability to lead a decent life, maintain social ties and pursue leisure activities, and how their housing situation affects their health and wellbeing. The book considers some key questions: Are older homeowners who are solely dependent on the single age pension managing financially? Are they able to maintain their homes and engage in social activity? How are older private renters who have to pay market rents faring in comparison with older homeowners and social housing tenants? What are the implications of subsidised rents and legally guaranteed security of tenure for older social housing tenants? Based on a study conducted in Sydney and regional New South Wales, this pioneering research starkly and powerfully reveals the fundamental role that affordable, adequate and secure housing plays in creating a foundation for a decent life for older Australians.
